Umatilla's housing reflects its small-town and rural setting. The historic core holds early-20th-century frame and bungalow homes near the old commercial district, while the surrounding blocks and edges of town offer mid-century houses and newer single-family construction on larger lots. Beyond the city limits, acreage and rural homesites are common, often with access to the area's many lakes. The city's low density and central Florida location mean buyers here can typically find more land and space for the money than in the region's larger towns, with a mix of established homes and newer builds.

Umatilla brands itself "Nature's Hometown," and outdoor life defines much of its character. Residents fish and boat on nearby lakes, hike the Florida Trail, and visit the springs and woodlands of the Ocala National Forest just up State Road 19. The town itself is quiet and unhurried, with local shops, churches, and school activities forming the social center. Renninger's Flea Market and Antique Center, a regional draw, sits nearby, and the historic citrus-era downtown gives the city a distinct sense of place. Daily life balances small-town rhythm with easy trips to Eustis, Mount Dora, and Orlando.

Umatilla is served by Lake County Schools, with Umatilla Elementary, Umatilla Middle, and Umatilla High School all located within the city — a convenient arrangement that keeps students close to home from kindergarten through twelfth grade. The high school is a focal point for local athletics and community events. For higher education, Lake-Sumter State College and other institutions are within reach in the surrounding region.

State Road 19 is Umatilla's principal route, running north into the Ocala National Forest and south toward Eustis, Tavares, and the broader Lake County road network. U.S. Highway 441 and the Florida's Turnpike corridor lie to the south and east, linking the area to Orlando. The city is car-dependent, as is typical for central Florida, with most commuting directed toward nearby Lake County towns and the Orlando metro.

The Ocala National Forest, one of Florida's largest, begins just north of Umatilla and is the city's defining recreational asset. It offers hundreds of lakes, springs, and miles of trails, including the southern reaches of the Florida Trail. Silver Glen Springs, within the forest, is a popular spot for swimming and snorkeling in clear water. Closer to town, the area's chain of lakes supports fishing and boating, and Renninger's Flea Market and Antique Center draws shoppers from across the region. The citrus heritage is celebrated at local attractions including the Sunsational Citrus grove and market.
